Regional Investment Site at Cuerden

The Regional Investment Site at Cuerden can accommodate major new investments on an extensive 65 hectare site (160 acre) north of Leyland.

The site is immediately adjacent to the M6/M65 motorway interchange and is reserved for significant investment projects, which will be of regional impact. 

Key assets:

  • Cuerden Strategic Site covers 65 hectares with Lancashire County Council being the majority owner.
  • Cuerden Regional Investment Site is jointly supported by a partnership including South Ribble Borough Council, the Homes and Communities Agency and Lancashire County Council / Lancashire County Developments Ltd.
  • Cuerden is a key site in the Preston, South Ribble and Lancashire City Deal.

  • Cuerden Strategic Site is recognised as being of regional and sub-regional significance.  It is allocated as a Strategic Site in the Central Lancashire Adopted Core Strategy (July 2012) and in the South Ribble Site Allocations and Development Management Policies Development Plan Document Partial Version 2013.
  • It is a key strategically important employment site to be developed with the necessary infrastructure requirements for commercial, industrial, retail and leisure uses. Cuerden is currently un-serviced agricultural land bordered by existing farmland and major roads.
Cuerden Regional Investment Site

A new planning application has been submitted to Lancashire County Council during 2022 by Lancashire County Council and their development partners Maple Grove Developments (part of the Eric Wright Group).

Subject to planning permission, the project will deliver over 1.7 million square feet of high quality floorspace. When fully occupied and depending on the final operators of the development, Lancashire Central could deliver up to 5,600 new jobs in addition to around 2,400 construction related jobs throughout the project.

The latest proposals will replace the existing permission (granted in 2017) to implement a new and updated vision for this key strategic employment site, which would deliver significant new local employment space for offices, research and development, industrial, storage and distribution uses. They could also include some commercial use including retail and food & drink outlets, as well as opportunities for a gym and/or crèche, health centre/pharmacy and leisure facilities.
